Retailer T.J. Maxx planning to open Near North Side store

T.J. Maxx Set to Anchor Busy Near North Side Retail Corridor

Chicago-based developer Farpoint Development has announced plans for T.J. Maxx to open its doors in the third quarter of this year at 939 W. North Ave., a busy retail corridor on the Near North Side.

The off-price retailer, owned by TJX Cos., has signed a 10-year lease for 26,000 square feet of space, according to a news release from Farpoint Development. T.J. Maxx will be anchored in a 200,000-square-foot building that also includes other tenants such as Fitness Formula Clubs, Iteld Plastic Surgery, and Urban Oasis.

Alex Katz, principal at Farpoint Development, stated that the property represents a "gateway to the Lincoln Park retail" and is well-positioned for T.J. Maxx due to its proximity to public transit, indoor parking, and nearby dining and shopping options.

"We consider this the gateway to the Lincoln Park retail," Katz said. "That corner represents so much retail synergy." He also noted that T.J. Maxx's business model involves catering to local communities with unique offerings at each store, making no two locations identical.

Letters of intent have been sent out to potential tenants for the 10,000-square-foot vacancy on the first floor and the 35,000-square-foot space on the second floor, Katz said. Minor renovations have been made since Farpoint acquired the building in 2024, with an exterior facade remodel planned soon.

T.J. Maxx's closest location is about two miles away, on Clark Street and Diversey Parkway in Lincoln Park. The retailer operates over 1,000 stores across the US, including seven locations in Chicago.

The new T.J. Maxx store will be a welcome addition to the busy Near North Side retail corridor, which already boasts popular retailers such as Lululemon, Nordstrom Rack, Sephora, and Crate & Barrel.
